Lighting Equipment

Lighting can make or break a property photograph. While natural light is beautiful, you'll often need to supplement it — especially in dark hallways, north-facing rooms, and windowless bathrooms.

Speedlights (flashguns)

The most versatile lighting tool for property photography is a good speedlight. You can bounce it off ceilings and walls for soft, natural-looking fill light, or use it off-camera with a trigger for more controlled results.

The Godox V1 is my top recommendation. The round head produces softer light than traditional rectangular flash heads, the lithium-ion battery recycles fast and lasts all day, and it's compatible with Godox's excellent wireless trigger system.

Wireless triggers

If you're using off-camera flash (and you should be for the best results), you need a reliable wireless trigger. The Godox X2T is affordable, reliable, and controls all Godox speedlights and strobes. It sits on your camera's hot shoe and communicates with your flashes wirelessly.

Light modifiers

Bare flash looks harsh and unnatural. At minimum, you want:

  • A bounce card or dome diffuser for on-camera bounce flash
  • A small softbox (like the Godox AD-S65S) for off-camera work
  • A white shoot-through umbrella for the most natural-looking light

Continuous lighting

Some photographers prefer continuous LED panels because you can see exactly what the light looks like before you shoot. The Aputure Amaran 200d is excellent for this. However, continuous lights are generally less powerful than flash and can introduce colour temperature issues.

When to use flash vs natural light

  • Natural light only: Bright, well-lit rooms with large windows on overcast days
  • Bounce flash: Most interior rooms — adds fill without looking "flashed"
  • Off-camera flash: Dark rooms, windowless spaces, or when you want magazine-quality lighting
  • Flambient technique: Combine a flash exposure with an ambient exposure in post for the most natural results
