As a property photographer with over 17 years behind the lens, I’ve seen it all. I’ve photographed grand Bath townhouses basking in the summer twilight and cosy Somerset cottages hunkered down for winter. And if there’s one thing I’ve learned, it’s that the seasons aren’t just something we experience; in the world of property marketing, they are a powerful tool we can actively use to our advantage. For estate agents, understanding the rhythm of the year and how it affects a property's visual appeal is the difference between a listing that languishes and one that flies off the shelf.

Many agents fall into the trap of thinking there’s only one “good” season to sell, but the truth is, every month offers a unique opportunity to tell a different story about a home. It’s all about knowing how to frame it. This guide is my month-by-month playbook for you, the busy estate agent, on how to harness the power of the seasons to create stunning property photography that gets results.

01Spring (March - May): The Season of Renewal

There’s a reason the property market traditionally experiences a “spring bounce,” as noted by portals like Rightmove [1]. After a long winter, buyers are energised, and gardens across Somerset, Bristol, and Bath begin to burst into life. This is the hero season for property photography.

Why it Works: Spring light is often bright but soft, and the vibrant greens of new leaves and colourful blooms provide a perfect, nature-filled backdrop. A photo of a home with a beautifully maintained garden in full spring glory screams potential and lifestyle. It allows buyers to imagine themselves enjoying the outdoor space before they’ve even stepped through the door. For properties with notable gardens or surrounding countryside, like those near the wildflower meadows of the Mendips, this is your prime time.

Practical Tips for Agents: * Book Ahead: This is my busiest time of year. If you have a vendor preparing to sell in spring, advise them to book their photography slot with me in late winter. Don’t wait for the first daffodil to appear; by then, my diary is often full for weeks. * Garden Prep is Key: Advise your vendors to start their garden tidy-up in February. A freshly mown lawn, weed-free borders, and some well-placed pots of colourful flowers can make a world of difference. It’s about selling the dream, and a little preparation goes a long way. * Timing is Everything: The best shots are often captured in the morning or late afternoon. I’ll work with you to schedule the shoot when the light best flatters the property’s orientation.

02Summer (June - August): The Golden Hours

Summer brings with it long, light-filled days and the promise of an outdoor lifestyle. This is the season to showcase gardens as an extra reception room and to capture those magical "golden hour" and twilight shots that stop buyers in their tracks.

Why it Works: That soft, golden light just before sunset can make any property look like a million pounds. It wraps a home in a warm, inviting glow that is simply irresistible. Furthermore, summer is the time to sell the dream of al fresco dining, garden parties, and long evenings on the patio. For coastal properties in places like Weston-super-Mare or Burnham-on-Sea, a summer shoot can highlight the appeal of living by the sea.

Practical Tips for Agents: * Embrace Twilight Photography: A twilight shoot is one of the most powerful upgrades you can offer. With the interior lights glowing and the sky a deep, dramatic blue, it creates a premium, high-end feel that justifies a higher asking price. It’s perfect for properties with good external lighting or large windows. * Manage the Midday Sun: The harsh overhead sun of a summer midday can create unflattering, hard shadows. I always advise shooting earlier in the morning or later in the afternoon to get the most flattering light. * Showcase the Lifestyle: Advise vendors to set the scene. A table and chairs on the patio, a book on a sun lounger, or a neatly folded blanket on a garden bench can help buyers emotionally connect with the space.

03Autumn (September - November): The Season of Cosy Comfort

As the nights draw in and the leaves turn to gold, the focus of property marketing shifts. Autumn is the season of warmth, texture, and cosiness. It’s a chance to show a property not just as a house, but as a warm, inviting sanctuary from the cooling weather.

Why it Works: The light in autumn is often low and golden, which can create a wonderfully atmospheric and inviting mood. The rich colours of autumn foliage, especially in areas known for their trees like the Somerset Levels or near local apple orchards, can provide a stunning, warm-toned backdrop. Inside, it’s the perfect opportunity to create a sense of "hygge" – that feeling of cosy contentment.

Practical Tips for Agents: * Clear the Leaves (Strategically): While a carpet of golden leaves can look beautiful, it’s important to keep paths, patios, and lawns clear to show the space is well-maintained. A few artfully scattered leaves are fine; a messy pile is not. * Style for Warmth: This is the time for lifestyle shots. Advise your vendors to light the fire (if they have one), and add textured throws and cushions to sofas. A steaming mug of coffee on the kitchen counter or a book open on an armchair can create a powerful sense of home. * Chase the Light: With shorter days, scheduling is crucial. We need to make the most of the available daylight, so flexibility is key. I’ll often suggest a midday shoot to maximise the light.

04Winter (December - February): Overcoming the Challenges

Winter is undoubtedly the most challenging season for property photography, but it’s far from impossible. In fact, a well-photographed property in winter can stand out from the crowd precisely because many agents and vendors simply give up. According to Zoopla's research, a flurry of buyer interest often occurs right after the new year, so being ready is crucial [2].

Why it Works: When the gardens are bare, the focus shifts entirely to the interior. This is your chance to sell the warmth, the space, and the comfort of the home itself. A crisp, blue-sky winter day can provide beautiful, low-angled light, and even a grey day can be managed with professional equipment and techniques. For the festive period, tasteful Christmas decorations can create a wonderfully aspirational scene, but it’s a fine line to walk.

Practical Tips for Agents: * The Christmas Conundrum: A beautifully decorated home can look magical, but it instantly dates the photos. My advice is to do two shoots: one with the decorations for immediate marketing, and one without (or with them digitally removed) for use in the new year. This gives you maximum flexibility. * Maximise Interior Light: Turn on every single light in the house, including lamps. My professional lighting gear will do the heavy lifting, but creating pools of warm light helps build that cosy atmosphere. * The Case for a Re-shoot: If a property has been on the market since summer and is still sitting there in the depths of winter with sunny, green photos, it sends a clear signal to buyers that it’s been on the market for a long time. Investing in a winter re-shoot to reflect the current season shows the property is still a fresh and relevant opportunity.

05The Power of a Seasonal Refresh

This brings me to a final, crucial point. A property’s marketing should never be static. If a home is on the market for more than three months and crosses a seasonal threshold, you should be having a serious conversation with your vendor about refreshing the photography. New, seasonally appropriate images can completely revitalise a listing, making it feel like a brand new instruction and attracting a fresh wave of buyer interest. It’s a small investment that can prevent the need for a much larger price reduction down the line.
