As a property photographer with over 17 years of experience under my belt, I’ve seen the market shift and change in countless ways. From my base here in beautiful Somerset, I’ve worked with estate agents across the county, as well as in Bristol and Bath, and one thing has remained constant: the power of a good photograph. In today’s digital-first world, your Rightmove and Zoopla listings are your shop window, and the quality of your photography can make or break a potential buyer’s interest.

I’m Matthew Evans, the photographer behind The Property Photo Guy. I’m not just a man with a camera; I’m a partner to estate agents who want to see their listings shine and their sales figures soar. I understand the pressures you’re under, the targets you need to hit, and the desire to give your vendors the best possible service. That’s why I want to share some of my hard-won knowledge with you, to help you optimise your online listings and get the results you deserve.

01The First Photo: Your Digital Handshake

Think about it from a buyer’s perspective. They’re scrolling through hundreds of properties, and what’s the first thing that grabs their attention? It’s that all-important first photograph. This single image is your digital handshake, your first opportunity to make a connection and entice that buyer to click for more. A poor-quality first photo, a dimly lit room, or a wonky shot taken on a phone can send a potential buyer scrolling on to the next property in a heartbeat.

Rightmove’s own data has shown that listings with high-quality photography get significantly more clicks than those without. It’s not just about making the property look good; it’s about creating an emotional connection. A bright, inviting photograph can help a buyer imagine themselves living in that space, and that’s a powerful tool in your arsenal.

The Hero Shot: Your Secret Weapon

This brings me to the concept of the “hero shot.” This is your showstopper, your main event, the one photograph that encapsulates the very best of the property. It’s usually a wide-angle shot of the main living area or a stunning exterior view. This is the image that will be used as the primary thumbnail on Rightmove and Zoopla, so it needs to be absolutely perfect.

A great hero shot will be well-lit, professionally composed, and showcase the property’s best features. It should be a “wow” moment that makes a buyer stop in their tracks. I’ve seen the difference a professional hero shot can make time and time again. It’s the difference between a listing that gets lost in the crowd and one that stands out and demands attention.

02Rightmove: Playing by the Rules

Rightmove is the giant of the UK property market, and it has its own set of rules and best practices when it comes to images. To get the most out of your listings, you need to play by their rules.

  • Minimum of 10 Photos: Rightmove recommends a minimum of 10 photos per listing. This gives you enough scope to showcase the entire property and tell its story.
  • Image Dimensions: For the best quality, your images should be at least 1024 x 683 pixels. This ensures they look sharp and clear on all devices.
  • Recommended Order: The order of your photos is crucial. You want to take the buyer on a logical journey through the property. Start with the exterior, then move on to the main reception rooms, the kitchen, the bedrooms, the bathrooms, and finally, the garden or any outside space.

Sequencing for Success

Think of your photo gallery as a story. You’re not just showing a collection of rooms; you’re building a narrative. Here’s the sequence I recommend to my clients:

  1. 1.Exterior: The first photo should always be a stunning shot of the front of the property. This is your hero shot.
  2. 2.Reception Rooms: Next, move on to the main living areas – the living room, dining room, and any other reception rooms.
  3. 3.Kitchen: The kitchen is the heart of the home for many buyers, so make sure you showcase it in its best light.
  4. 4.Bedrooms: Show all the bedrooms, starting with the master bedroom.
  5. 5.Bathrooms: Don’t forget the bathrooms! A clean, modern bathroom can be a real selling point.
  6. 6.Garden/Outside Space: Finally, finish with any outside space, whether it’s a sprawling garden in the Somerset countryside or a chic balcony in a Bristol apartment.

03Zoopla’s Premium Advantage

Zoopla’s premium listings offer a fantastic opportunity to make your properties stand out, and professional photography is the key to unlocking their full potential. With a premium listing, your photos are displayed in a larger format, giving you more space to showcase the property’s best features. This is where high-resolution, professional images really come into their own. A grainy, low-quality photo will look even worse when it’s blown up to a larger size, while a professional shot will look even more impressive.

04The Unsung Hero: The Floor Plan

While we’re talking about visuals, let’s not forget the humble floor plan. A floor plan is an essential part of any property listing. It gives buyers a clear understanding of the property’s layout and flow, and it helps them to visualise how they would live in the space. Rightmove’s own research has shown that listings with a floor plan receive 30% more interest than those without. It’s a simple addition that can make a huge difference.

05A Picture is Worth a Thousand Words, but Captions Help Too

Don’t underestimate the power of a good photo caption. A well-written caption can provide valuable context and highlight key features that might not be immediately obvious from the photo alone. For example, you could mention the brand of the kitchen appliances, the type of flooring, or the fact that the garden is south-facing. Keep your captions short, snappy, and informative.

Rightmove’s ‘Featured Property’ spots are prime real estate on the portal. They get more views, more clicks, and more enquiries. But how do you get your property featured? While there’s no magic formula, Rightmove’s algorithm favours listings that are performing well. And what makes a listing perform well? You guessed it – great photography.

A listing with professional photos will get more clicks, which tells Rightmove that it’s a popular property. This increases its chances of being selected as a Featured Property, creating a snowball effect of even more views and enquiries. It’s a virtuous circle that all starts with that initial investment in professional photography.

07The Data Doesn’t Lie

Icould talk all day about the benefits of professional photography, but the numbers speak for themselves. Here are a few statistics that might surprise you:

  • Listings with professional photos sell 32% faster than those without. [1]
  • Homes with high-quality photography receive 61% more online views. [2]
  • Professional photography can increase a property's value by up to 10%. [3]

These aren’t just numbers on a page; they represent real-world results for estate agents and their vendors. In a competitive market, can you afford to ignore them?

08Ready to Elevate Your Listings?

I hope this has given you some food for thought and some practical advice that you can put into action. As an estate agent, you’re an expert in selling property. I’m an expert in making them look their best. Together, we can create listings that not only stand out from the crowd but also achieve the best possible results for your vendors.

If you’re ready to take your property marketing to the next level, I’d love to hear from you. I work with estate agents across Somerset, Bristol, Bath, and beyond, and I’m always happy to have a chat about how I can help you to achieve your goals. Get in touch today, and let’s make your listings shine.
